take a look at 4S Ranch. This master-planned community is located west of the I-15 freeway,
adjacent to Rancho Bernardo, Rancho Santa Fe, Del Sur, Santaluz, and Carmel Mountain ranch.
It blends the best of small-town living with a uniquely Southern California lifestyle.
Although the origin of the name “4S” is not precisely known, historians agree that the land
where present-day 4S Ranch sits was used as farmland until about 1915. After that, the
property changed hands a few times until it was acquired by the Ralphs family – the same
family behind the Ralphs grocery store chain! Business development of the area began in the
1980s with residential development beginning in the 2000s.
4s Ranch Schools
4S Ranch schools are part of the prestigious Poway Unified School District. Every school in the
area is highly rated and offers a rigorous curriculum designed to prepare students for the next
grade level. Area elementary schools include Stone Ranch Elementary, Monterey Ridge
Elementary School, and Turtleback Elementary. Older students in 4S Ranch are served by Oak
Valley Middle School and Del Norte High School. According to Niche, Del Norte High School is
the 4 th Best Public School in San Diego! An additional school in the area, Design39Campus, is a
public TK-8 school that has redesigned the learning experience for the 21 st century. They
describe their approach to schooling as “learning experiences designed with the individual
learner in mind.” Looking for a private school option? Maranatha Christian School is located
between 4S Ranch and Del Sur.
4s Ranch Real Estate
4S Ranch real estate offers a variety of housing options. From condos and townhomes to single
family homes and estates, there’s something for everyone in 4S Ranch. Most properties in the
area were built within the last two decades, which means they offer modern floor plans,
features, and amenities. Many homes in this area are turnkey and move-in ready. As 4S Ranch
is a master-planned community, some neighborhoods also offer additional amenities for
residents like pools, parks, and clubhouses.
Many properties coming on the market in 4S Ranch will have both HOA and Mello-Roos fees.
Don’t overlook these items when shopping for a home as they contribute to the overall cost of
owning a particular property. Mello-Roos fees come from a bond that is passed when a new
community is built in order to finance new roads, schools, plumbing, and more. Mello-Roos fees
typically expire after a period of thirty years.

4s Ranch Lifestyle
4S Ranch is known for its abundance of great neighborhood parks and community events
happening all year long. Located west of the I-15 freeway, residents of 4S Ranch also enjoy
access to the hiking and biking trails at Black Mountain Open Space Park. Owing to the many
schools in the community, there are a number of activities and sports games held each month.
Love to golf? 4S Ranch is adjacent to Rancho Bernardo, which has many prestigious golf clubs
including the Rancho Bernardo Country Club. South of 4S Ranch you’ll find the Santaluz Club.
You can also drive into Rancho Santa Fe to check out some of their exceptional golf courses.
4s Ranch Weather
Located farther inland than some of the other Off the 56 communities, 4S Ranch is usually
sunny and warm. The community is sheltered by the surrounding hills, which offer protection
from the wind. As a result, 4S Ranch usually has fantastic weather!
4S Ranch Shopping & Local Businesses
The largest shopping center in 4S Ranch is the 4S Commons Town Centre. Anchored by a
Ralphs, an Ace Hardware, and a Cost Plus World Market, the shopping center also features a
number of smaller businesses. Dining options include a Mostra Coffee, Miguel’s Cocina, Joyee’s
Dumpling House, Capri Blu, and others.
Just up the road in Del Sur, you’ll find the Del Sur Town Center, another large shopping
centered anchored by a Target and a Sprouts. This shopping center includes local San Diego
favorite restaurants, Board & Brew and Swami’s Café. You’ll also find Ponce’s Mexican
Restaurant, Piacere Mio Del Sur, and Orange Theory in this shopping center.
